It is not necessary for a plan referred to in item 3 to identify precisely the site of an easement if—
(a) the easement is intended to be created in relation to an existing tunnel, pipe, conduit, wire or other similar object that is—
(i) underground, or
(ii) within or beneath an existing building, and
(b) the plan shows the approximate position of the easement.
