### 24 Effect of forfeiture
> Upon publication of a notice in the *Gazette* pursuant to [sections 22(1)](#GS22@Gs1@EN) , [23(7)](#GS23@Gs7@EN) , or [27(2)](#GS27@Gs2@EN) in respect of any land –
>
> > > (a) [*\[Section 24 Amended by No. 17 of 1996, Applied:19 Mar 2002\]*](/view/html/inforce/2002-03-19/act-1996-017#AT@EN) the deposit and all instalments paid in respect of the land up to the date of the publication of the notice are absolutely forfeited; and
> >
> > > (b) the land is freed from the contract; and
> >
> > > (c) the land reverts to the Crown.
