(b) The Body Corporate committee complies with the procedures set out in the Body Corporate by-laws for scheduling meetings, and has invited Mrs Wang to share her availability so this can be taken into consideration;

"[51] The test is whether the management action was reasonable, not whether it could have been undertaken in a manner that was 'more reasonable' or 'more acceptable'.[22] In general terms this is likely to mean that:
· management actions do not need to be perfect or ideal to be considered reasonable;
· a course of action may still be 'reasonable action' even if particular steps are not;
· to be considered reasonable, the action must also be lawful and not be 'irrational, absurd or ridiculous';[23]
· any 'unreasonableness' must arise from the actual management action in question, rather than the applicant's perception of it; and
· consideration may be given as to whether the management action involved a significant departure from established policies or procedures, and if so, whether the departure was reasonable in the circumstances'"[24]
"Comply with and carry out all reasonable directions from time to time given in
accordance with Clause 13 hereof by the Body Corporate to the Manager in and about
the administration and management of the said buildings and the performance by the
Body Corporate of its lawful obligations and duties."
"The Manager shall perform the duties so that the landscaped grounds (lawns, trees, hedges, shrubs and plants) and the pool area and common facilities are maintained to a professional standard appropriate to a development of this style (luxury resort-style living) or as agreed to by the Body Corporate and Manager in accordance with the tasks outlined below:"

"It is my conclusion, based on the inspection criteria, that on the day of my inspection, the common property in Il Villaggio did not meet standard industry expectations for a complex of this type. To the extent to which the scope of this report applies, it is my opinion that the Caretaker is not currently carrying out all their duties to a standard that complies with their obligations under the Caretaking Agreement."
"Clearly, this is not an independent, balanced, or comprehensive assessment. Instead, it appears to serve the personal agendas of certain individuals - again, potentially at the expense of all owners and without their knowledge or consent."
