• As between the 1991 and 1992 years, most of which was before the refurbishment works began, gross sales declined from $397,663 to $345,338 but cost of goods declined from $165,363 to $138,378, producing a consequent 13% decrease in gross profit from trading from $397,663 to $345,338; with an increase in EBIT from $30,271 to $33,886 (achieved, however, in large part by reducing staff costs from $81,075 to $60,526 and a rental reduction from $69,806 to $68,538); and a consequent increase in net profit, after allowing for an increased interest expense of $35,676, from $30,271 to $33,886.
