20 Contract to avoid Act prohibited (1) An agreement or arrangement that is inconsistent with this Act or the Regulations or purports to exclude, modify or restrict the operation of this Act or the Regulations, is void to the extent of the inconsistency. (2) Subsection (1) does not apply in relation to an inconsistency, exclusion, modification or restriction expressly permitted by or (3) A purported waiver of a right under this Act is void. (4) A landlord must not enter into an agreement or arrangement: (a) to exclude, modify or restrict the operation of this Act (directly or indirectly); or (b) that purports to exclude, modify or restrict the operation of this Act (directly or indirectly).
