45 Damage, injury or intention to damage or injure
On application by a tenant, the ACAT may terminate a residential
tenancy agreement effective immediately if satisfied that the lessor
has intentionally or recklessly caused or permitted, or is likely to so
cause or permit—
(a) serious danger to the premises or to property of the tenant; or
(b) injury to the tenant or a member of the tenant’s family.
