30 Disclosure statements
(1) This section applies to proposed leases and options to extend a lease.
(2) The lessor must give the tenant a disclosure statement for the
proposed lease at least 14 days before the lease is entered into.
(3) If the lease contains an option to extend the lease, the tenant may, not
earlier than 3 months before the tenant may exercise the option,
require the lessor to give the tenant a disclosure statement.
(4) If the tenant requires the lessor to give the tenant a disclosure
statement under subsection (3), the lessor must give the statement to
the tenant within 14 days.
(5) The time limits mentioned in this section do not apply, or apply as
varied, if the tenant provides the lessor with a certificate signed by a
lawyer stating that the tenant is aware of the time limits under this
section and has chosen to waive the time limits, or to vary them as set
out in the certificate.
(6) Subsection (5) does not allow a tenant to require more notice from a
lessor than would otherwise be required under this section.
