118 Failure to notify material change in disclosure statement
In addition to any other right the tenant has, the tenant may, within
3 months after a lease is entered into, terminate the lease by giving
the lessor 14 days written notice of termination if the lessor—
(a) failed to tell the tenant under section 34 (Notice of material
changes) of a material change in information provided in a
disclosure statement relating to the lease; or
(b) provided notice under that section that omitted a material
particular or contained information that the lessor knew, or
should reasonably have known, was false or misleading in a
material particular.
