158 Benefit of easements and easements in gross
(1) An easement may be enforced by:
(a) a person who has the estate in the dominant land to which the
right to the benefit of the easement is annexed; and
(b) any person claiming under or through him or her.
(2) An easement in gross may be enforced by any person who has the
use or benefit of the easement in gross.
