116 General covenants to be implied in instruments
In every instrument creating or transferring any interest in land under
this Act there shall be implied a covenant by the party creating or
transferring the interest that he or she will do such acts and execute
such instruments as, in accordance with this Act, are necessary to give
effect to all covenants, conditions and purposes expressly set forth in
the instrument, or by this Act declared to be implied against the party
in instruments of a like nature.
