95 Easement benefiting and burdening same registered owner's lots An instrument of easement may be registered even if: (a) the lot benefited and the lot burdened by the easement have, or are to have, the same registered owner; or (b) the owner of the lot benefited by the easement holds an interest in the lot burdened by the easement.
