#### 35 Environmental, economic and social assessments (1) Before preparing a zoning plan in respect of an area, the Authority must, by writing, prepare a statement of the environmental, economic and social values of the area. (2) After preparing a zoning plan in respect of an area, the Authority must, by writing, prepare a statement covering the expected environmental, economic and social effects of the plan. (3) The Authority must make a statement prepared under this section publicly available. (4) A statement prepared under this section is not a legislative instrument.
