The certificate accompanying an instrument lodged for registration must be signed by—
(a) the person lodging the instrument for registration, or
(b) a party to the instrument, or
(c) a solicitor, licensed conveyancer or agent acting for—
(i) the person lodging the instrument, or
(ii) a party to the instrument.
