V No. 78 \]*When the reversion expectant on a lease of any tenements or hereditaments of any tenure is surrendered or merged, the estate which for the time being confers the next vested right to the land shall be deemed the reversion for the purpose of preserving such incidents to, and obligations on, the reversion, as but for the surrender or merger thereof would have subsisted, and be deemed the reversion expectant on the lease.
