212 People taking who are not parties
(1) A person may take an immediate or other interest in land or other
property, or the benefit of a condition, right of entry, covenant or
agreement over or in relation to land or other property, even though
the person is not a party to the assurance or other instrument.
(2) The person may sue, and is entitled to all rights and remedies, in
relation to the land or other property as if the person had been a party
to the assurance or other instrument.
