1. The southern elevation to be varied to include mixed materials and colours. A colour schedule is required. 2. The window of Bedroom 4 to be treated to ensure compliance with Clause 54.04-6 - Overlooking Objective.

1. The ground floor balcony to comply with Clause 54.04-6 - Overlooking Objective to ensure there are no direct views into the SPOS of 2 Bellevue.

1. Permanent Planter boxes to the north-west section of the first floor balcony to comply with Clause 54.04-6 - Overlooking Objective. 2. The south side of the first floor balcony to be treated to ensure compliance with Clause 54.04-6 - Overlooking Objective. 3. The north-east section of the first floor balcony to be treated in accordance with Clause 54.04-6 - Overlooking Objective to prevent overlooking into habitable room windows of the adjoining property. 4. The southern side of the external staircase to be treated with a 1.7 metre screen to prevent views into the adjoining property. 5. A landscaping plan prepared by a suitable landscape professional, that must show:

1. A survey (including botanical names) of all existing vegetation to be retained and / or removed;

1. Buildings and trees (including botanical names) on neighbouring properties within three metres of the boundary;

iii. Details of surface finishes of pathways and driveways;

1. A planting schedule of all proposed trees, shrubs and ground covers, including botanical names, common names, pot sizes, sizes at maturity and quantities of each plant (at least 2 canopy trees within the front setback of the dwelling)
2. Small trees/shrubs to be planted in the rear SPOS with a mature height not exceeding 4 metres.

vi. Landscaping and planting within all open areas of the site;

1. Vegetation marked for retention to be marked with protection barriers.
2. All plants to be indigenous to the local Ecological Vegetation Class (EVC) to the satisfaction of the Responsible Authority.

1. The layout of the land, the size and type of the buildings and works, including the materials of construction, on the endorsed plans must not be altered or modified without the written consent of the Responsible Authority.

1. The materials and colours of the exterior finish of the building must be in accordance with the endorsed plans unless with the further permission of the Responsible Authority.

1. Prior to the initial occupation of the development external finishes on or within 200mm of an external boundary must be completed to a professional standard to the satisfaction of the Responsible Authority.

1. A vehicular crossing must be provided to the standards of the Responsible Authority prior to the initial occupation of the dwelling.
2. A driveway must be provided to the land and surfaced to the satisfaction of the Responsible Authority. It must be completed prior to the initial occupation of the dwelling.
3. All disused or redundant vehicle crossings must be removed and the area reinstated with nature strip, kerb and channel, and footpath to the satisfaction of the Responsible Authority.

1. All disturbed surfaces on the land resulting from the development must be revegetated and stabilised to the satisfaction of the Responsible Authority.
2. Within 6 months of the practical completion of the development (or other time agreed to in writing by the Responsible Authority), the landscaping works shown on the endorsed plans must be carried out and completed, to the satisfaction of the Responsible Authority.
3. The landscaping referred to in Condition 9 above must be maintained to the satisfaction of the Responsible Authority, including that any dead, diseased or damaged plants are to be replaced as soon as practicable.
4. Prior to the commencement of any building or works appropriate tree protection fencing must be erected in accordance with Australian Standard AS4970 - 2009 (Protection of trees on development sites). The tree protection fencing must remain in place until the completion of any works hereby approved

1. Prior to the initial occupation of the development, all required privacy screening devices and fencing shown on the endorsed plans must be installed and completed to the satisfaction of the Responsible Authority.

1. All sewerage and sullage waste must be discharged into a reticulated sewerage system to the satisfaction of the Responsible Authority prior to the occupation of the dwelling.

1. To ensure compliance with this permit a licensed surveyor's report confirming relative levels as shown on the approved plans with particular regard to the finished floor levels and roof levels shall be submitted to the Responsible Authority within 14 days of the completion of the relevant floor(s) and roof. Floor levels and roof levels must not exceed those shown on the endorsed plans.
2. No further building and works or services normal to a dwelling, except those specifically required under the Building Act 1993, may exceed a height of AHD 113.70 without the further permission of the Responsible Authority.

1. This permit will expire if the development is not completed within three years of the date of this permit.

In accordance with section 69 of the Planning and Environment Act 1987, an application may be submitted to the responsible authority for an extension of the period referred to in this condition.
