Owners approved a contingency of 15% to cover maintenance, repairs or replacement of common property, as well as unforeseen costs that may arise during the works. (AGM motion 10A).
Kurt Hoole works with and recommends Kylock Constructions PTY LTD T/a Gray Solutions for the carpentry work. A representative from Gray Solutions attended NHT on Thursday to conduct an inspection.
The quote the Body Corporate received today exceeds the AGM-approved $15,943.87 by $10,626.63. (Quote attached for $26, 570.50 inclusive of GST) All 22 high sets require the replacement of gable end timbers, and the quote includes the hire of an elevated work platform and a skip.
The Committee recommends that this additional expense be approved by the Committee and endorsed by owners at the next general meeting.
The proposal aims to prevent delays in the painting process by convening an EGM in 28 days, where owners can vote to approve the additional expense. The Committee would not be able to locate a suitable alternate and available contractor for a second quote within the limited timeframe. The painting would be delayed into the rainy season, and the Body Corporate may incur costs for delays.
The painting is due to commence on Monday, 11th August. The painting and repairs of the high- sets need to work in unison.
