The application is for buildings and works to enable the development of a building, which (would be) four storeys high at the Riversdale Road frontage and five storeys high at the rear of the site. The increase in the number of storeys at the rear of the site is as a result of the slope of the land. The building is to contain 2 showrooms at ground floor and 15 dwellings at the ground floor and upper levels. The application also seeks a reduction in the standard carparking provision required pursuant to Clause 52.06.
The proposal will provide a semi-basement car park containing 22 car spaces. An existing section of road which is currently enclosed within the review site is proposed to be used for four at grade car parking spaces. The basement car park is to be accessed from the laneway abutting the northern section of the site. The spaces within the basement are located on either side of a 6.4 metre wide central access way that extends along the length of the site.
