The applicant has applied to construct two detached dwellings on the site with associated car parking. Both dwellings will have two levels, with the front dwelling set back 10.5m from Rockbeare Grove and with a minimum setback of 1m from the northern side boundary. A double garage is located within the building envelope along the northern elevation and set back 1.5m behind the front wall of the dwelling. A separate crossover and driveway is to be constructed 2m from the northern side boundary to service this garage, with provision for tandem car parking in front of the garage.
This dwelling has a kitchen, lounge, family and meals areas, laundry and toilet at ground floor level. There are three bedrooms (one with ensuite) and a bathroom at first floor level. A paved terrace runs along the ground floor family and meals area at the rear of this unit. This terrace continues along the 2m setback to the northern side boundary as far as the rear of the double garage. The ground floor area (including garage) is 138sq m, and a further 100sq m is provided at upper floor level.
