We have entered into discussions with the City of Perth about the minimum car bay measurements that would be required for a development, in-line with the subject complex. These requirements are in accordance with the Australian Standard/New Zealand Standard 2890.1:2004 Guidelines, as advised.
The minimum car parking area therefore equates to 12.96 sqm as advised by Counsel.
The current strata plan for the subject property indicates that the garage area has a defined area of 46 sqm and we have therefore assumed it meets the counsel requirements to achieve three approved car bays.
The Contract for Sale - Annexure 'C' indicates that the subject property will have a total allocated ground floor area of 55 sqm, with the survey depicting area inside the columns (the existing garage) and an area outside of the columns.
During our inspection it was observed that there is an allocated car bay outside of the columns, which the strata plan indicates has been allocated to Lot 65.
Based on the minimum car bay areas as defined by the City of Perth and in accordance with the Australian Standards, the total square metre allocation, is based on Annexure 'C' of that Sales Contract, this area could accommodate potentially four car bays.
When analysing the market value based on the 'Off the Plan' specifications, we have interpreted the highlighted, shaded and initialled area as being defined as comprising the 'As Is' garage, which is depicted inside the columns on both plans and including an additional adjoining car bay, currently allocated to Lot 65.
