### sec.188 Tenant’s obligations generally
This section does not apply to an agreement if—
the premises are moveable dwelling premises consisting only of the site for the dwelling; and
the tenancy is a long tenancy (moveable dwelling).
The tenant must keep the premises and inclusions clean, having regard to their condition at the start of the tenancy.
The tenant must not maliciously damage, or allow someone else to maliciously damage, the premises or inclusions.
At the end of the tenancy, the tenant must leave the premises and inclusions, as far as possible, in the same condition they were in at the start of the tenancy, fair wear and tear excepted.
See section 217 for the tenant’s obligations to notify the lessor about damage to premises and the need for repairs.
However, the tenant’s obligations under this section do not apply to the extent the obligations would have the effect of requiring the tenant to repair, or compensate the lessor for, damage to the premises or inclusions caused by an act of domestic violence experienced by the tenant.
