### sec.145 Effect of surrender or merger of lease This section applies in relation to a lease of land if— the lease is surrendered; or the lease is merged in another interest in the land, including, for example, a future interest. The person entitled, on the surrender or merger, to the reversion of the lease has the same rights and obligations in relation to the lease as the person who, but for the surrender or merger, would have been entitled to the reversion. (sec.145-ssec.1) This section applies in relation to a lease of land if— the lease is surrendered; or the lease is merged in another interest in the land, including, for example, a future interest. (sec.145-ssec.2) The person entitled, on the surrender or merger, to the reversion of the lease has the same rights and obligations in relation to the lease as the person who, but for the surrender or merger, would have been entitled to the reversion. - (a) the lease is surrendered; or - (b) the lease is merged in another interest in the land, including, for example, a future interest.
