### sec.157 How lessor may exercise right of re-entry
This section applies if a lessee of land fails to remedy a breach or pay an amount of reasonable compensation required under a notice to remedy breach given to the lessee.
The lessor may exercise a right to re-enter the land under a term of the lease for breach of a term of the lease by—
peaceably re-entering the land; or
if the lessor can not peaceably re-enter the land—making a written demand for possession of the land; or
if the lessee refuses to give up possession of the land after a written demand under paragraph (b) —applying to the court for recovery of possession of the land.
