401 Lessor’s obligations to run with reversion
(1) If land is leased, the obligation imposed on the lessor by a provision
of the lease relating to the subject matter of the lease—
(a) is, so far as the lessor had power to bind the reversionary estate
expectant on the term granted by the lease, attached to, and goes
with, the reversionary estate in the land (and in every part of the
land); and
(b) may be enforced or taken advantage of by the person in whom
the term is from time to time vested; and
(c) may, so far as the lessor had power to bind the person from time
to time entitled to the reversionary estate, be enforced, and taken
advantage of, against a person so entitled.
(2) This section applies to—
(a) a lease granted on or after 26 June 1986; and
(b) a breach committed on or after 26 June 1986 of a provision in a
lease granted before that day.
