### sec.38 Power for individuals to act for corporate proprietors
A body corporate may authorise an individual to exercise or perform on its behalf any power, authority, duty or function conferred by or under this Act on the body corporate as proprietor of a lot and may revoke the authority of an individual so authorised.
Where an individual exercises or performs a power, authority, duty or function that the individual is, by a proprietor of a lot, authorised pursuant to subsection (1) to exercise or perform, the power, authority, duty or function shall be deemed to be exercised or performed by the proprietor of the lot.
Nothing in subsection (1) or (2) affects any liability or obligation imposed by or under this Act on a body corporate which is a proprietor of a lot.
A document under the seal of a body corporate purporting to be an authorisation under subsection (1) or to be a revocation of such an authorisation is admissible in evidence and shall, unless the contrary is proved, be deemed to be such an authorisation or revocation, as the case may be.
