### sec.108B Consequences of registration
If, under section 108 , the registrar registers the applicant as owner of the lot or a part of the lot, the registrar must—
cancel the registration of the person previously registered as the owner of the lot or the part of the lot; and
create in the applicant’s name an indefeasible title free from all other interests in the lot or the part, other than the following—
any estate, interest, claim, encumbrance or notice registered in favour of an entity that is a public utility provider under division 4 ;
any easement or profit a prendre registered over the lot when the application was made under section 99 ;
any covenant that, under division 4A , was registered over the lot when the application was made under section 99 .
