This applies to smaller developments (under 10 units) or when the super-majority process fails.\n\n**Who it affects:**\n- **Unit owners** in strata schemes, apartment blocks, and unit title developments\n- **Body corporates** (management committees)\n- **Mortgagees** (banks holding mortgages)\n- **Developers** looking to redevelop old sites\n- **Tenants** who may face relocation\n\n**Why it matters:**\nBefore this Act, a single 'holdout' owner could block the sale or redevelopment of an entire aging apartment block. This law balances property rights with the practical need to regenerate old housing stock. It protects minority owners by requiring independent valuations, Tribunal oversight, and fair compensation, while allowing majority owners to unlock value in deteriorating buildings."}},"importantCases":[],"_links":{"self":"/api/acts/termination-of-units-plans-and-unit-title-schemes-act-2014","history":"/api/acts/termination-of-units-plans-and-unit-title-schemes-act-2014/history","analysis":"/api/acts/termination-of-units-plans-and-unit-title-schemes-act-2014/analysis","conflicts":"/api/acts/termination-of-units-plans-and-unit-title-schemes-act-2014/conflicts","importantCases":"/api/acts/termination-of-units-plans-and-unit-title-schemes-act-2014/important-cases","documents":"/api/acts/termination-of-units-plans-and-unit-title-schemes-act-2014/documents"}}
